It does not matter when the partial payment is made – whether one hour after the eviction is filed or five minutes before the eviction trial.

with so much variation it's difficult to use 100 as a national benchmark for maximum home prices.End of the day like you said these should be evaluated and purchased based on what you can sell them for...a very key point is that most tenants in most Parks once you get above 10K it's very difficult to find a cash buyer and then you have to look at things like rent / credit programs where you're accumulating the cash over time for purchase.

One retail center with 10 tenants and each having a different 40 page lease is 400 pages to look at not including LOI, purchase and sale,appraisal, environmental phase one, site inspection, survey, title exceptions,repair bids, service contracts, property management agreements, profit and loss statements, cam reconciliation reports, rent rolls, trialing 36 months, loan covenants, etc.I just stopped but there is much more so one deal can have over 1,000 pages to review.That's scary if a buyer is putting millions at risk with an unseasoned residential broker with dollar signs in their eyes dreaming of a big check.

@Dawn Anastasi:Yeah, I do genealogy and found it by accident, I found a great something aunt that was Margaret, Maggie and Peggy depending on the document, at first I thought I had two aunts, maybe twins, but it was just one... that made me find out about the name variations...
