Do you charge for monitoring and maintaining vacant units?

I have rules of no outside dogs, only out while owner at home to monitor there  noise level and there safety. 

On top of that, they can sleep at night without having to worry about whether their property is managed.Some of my owners have enough time on their hands that they could possibly manage better on their own because they can drive by the property every single day, inspect every 1-2 months, monitor every penny, spend six hours on the phone procuring the best bid for a maintenance issue, swinging their own hammer, etc.

On the string of thoughts how closely do you monitor your student tenets.Do check on the weekly monthly once a semester?  

I would screen well and guard against overuse of the water by having a clear clause in the rental agreement about water use and I would monitor it.

The bank just placed an alert on the account and monitored any debit card activity which was deactivated.

From what I understand, I need to hire an external company (not PG&E) to come install the meters and monitor them. 

You prefaced the question with info about how they had some issues that seem to be re-occurring, are you asking the question about raising the rent inclusive of that info or independent of it?

I think you need to chill on the state law monitoring LOL. 

Let the tenants know that you have heard of some crime in the area so you are going to be monitoring.
