On top of that, they can sleep at night without having to worry about whether their property is managed.Some of my owners have enough time on their hands that they could possibly manage better on their own because they can drive by the property every single day, inspect every 1-2 months, monitor every penny, spend six hours on the phone procuring the best bid for a maintenance issue, swinging their own hammer, etc.

I would screen well and guard against overuse of the water by having a clear clause in the rental agreement about water use and I would monitor it.
