@Terrence ConleyI have not tried but I plan on using cozy for rent collection, For rents in your area I would reccomend, going on Craigslist and typing in your area with same number of bed/bath and within a 1 mile zip code.

Then you leave your last property(ies) to your heirs via a will or trust, and they get a 'stepped up' tax basis equal to the fair market value of the property at the time of your death (as long as the props don't pass to them until after you die)- basically all the deferred tax you owed is wiped out.

Assuming that between the time of Sam's death and Bills death the ownership paperwork was resolved then yes it is fully inherited by Steve.If after Sam's death nothing was done to resolve the ownership issue it may be stuck in probate limbo.

@Luis Crespo I know some cities/counties are really missing the bed tax ( you are still supposed to collect and pay bed tax even with Airbnb ) and they are feeling the heat from the hotels fighting the Airbnb / home away trends.
