@Koji Yoshida welcome to BP.ive heard on the podcast several times that this is a numbers game and you might have to analyse 100 properties to make offers on a few to get accepted on 1. so i guess the moral of the story is dont get discouraged by the fact you haven't found your deal yet.also have you attended any local meetings?

Tony, I would say that boosting your credit score is the no-brainer investment, then possibly starting a LLC and boosting your business credit (may take two years) are the best investments for now.

ethical and moral issues aside it really depends on the state.. they really don't care .. some states view this as selling real estate without a license which is against the law.. the way you will do it or be taught to do it.. big difference in legality and what your talking about which is taking the moral and ethical high ground.
