The big issue you'll run into is that, if your end-buyer is getting a loan, the lender will do an appraisal, and the appraiser will want to see that improvements were made to justify the increase in price at resale.

Look to Detroit, certainly not a small town, but even there the population remaining is not sufficient to keep properties occupied and retain values.Land and improvements owned is a good hedge as rents or income produced does not hinge on meeting any liabilities, with the exception of taxes.

My realtor did find me a buyer, and they are willing to pay a reasonable price, however they don't have the best credit and want to put down $20K (inheritance money) and the rest via land contract for 2 years until their credit improves.

Whereas real estate you get in and influence the value of the investment directly by improvements and such, and you decide what direction the investment is going to take.They are both very interesting and I think a person's personality comes into play as to which vehicle they prefer, however in the "long run" they both done well for investors!

On another, I partnered with someone where they brought in the money, I did all the work and it was agreed that the would immediately resell the improved property and split the profits.
