considering they're managing every aspect of it... think about it... your mowing guy probably charges you $40 a mow every week or $160 for the month (for 4 hours worth of work - one task) - heck, you probably spend $120/mo on your cell phone bill and what does that for you that you don't have to do yourself?

Right now i track expenses and log receipts in a free app called tenant cloud and for income i just have a seperate checking account. ( which i finally just opened only months ago.)thanks you in advance, would really like to get to the next level in my investing, but this is holding me back for sure.

I look at Zillow, real estate, and Keller Williams app but majority of what I find is priced to high to be able to do all the repairs the property needs.
