For renewals, one thing that we found that rewarded the tenant and helped us keep up with maintenance was to offer to paint refresh the main living area or kitchen or room of their choice, and to offer to shampoo the high traffic areas of their carpet, or as much as they wanted done for carpet..

If I were planning on investing in Seattle this wouldn't deter me.What would deter me is their homeless problem, socialist city council woman harping about rent control, prices, the traffic and finally the frequent protests.I know prices are surging and housing is tight but the political climate there would concern me enough that I wouldn't consider investing inside the city limits.

I put up bandit signs on heavy traffic areas as well but you would have to look at the city/towns laws for bandit signs.
