Are there differences in investing with different hotel brands (i.e. a Red Roof Inn versus a Hilton versus a Holiday Inn asset)?

Happy Holidays BP community, Ive recently purchased a SFR rental in Cincinnati and looking for referral of good, reliable, fair priced contractor to assist with project in January.

A few months ago I too had about $6k left on my car in addition to my student loans so I decided to get a second job during the holidays.

No one here has a stamp and our nearest administration support is hours away and currently on half day schedule because of the holidays. 

Came home from a holiday trip to find a gift package and early rent from my 1st floor tenant.

they showed up a day or two left and came back weeks later for a day then three months later , he said they used my home for fill in days and holidays to get there hours. some days they did nothing just sat around to waiste time and hours cause the boss got called to emegencys or meetings!

Rooms like the kitchen and bathroom are high traffic areas, and can be especially busy over the holiday.

Debating whether I should wait until after the holidays or just put it on the market.

In my experience around here it is very hard to get new renters in Nov Dec and Jan I think mostly because of the holiday but where your at the harsh winters are another reason for people to not want to move.
