For instance I have multiple 3br/2ba homes in the same area, but some have a garage so I add typically an extra $75 to that rental and others have a finished basement so I might add $50 to those monthly rentals. 2. 2-3 hrs might be a lot to manage yourself.

They tend to have general info and knowledge of various asset classes but do not specialize.Those nuances and deep expert level knowledge from a specialist makes all the difference in the world when you are buying a property in the millions to tens of million of dollars in purchase price.For instance in retail commercial I have specific commercial attorneys I use that have specialized skills like I do in a specific asset class.Hope it helps.

The size of the development deal matters as well.If for instance it is a 3 million dollar deal with 1 million of upside after resale cost then at 50% the sponsor gets only 500,000.If it's say a value add property and not development where the property is 50 million at 50% occupancy and then worth 80 million after stabilized then at say 28 million profit after expenses at 30% to sponsor is 8,400,000.

I can tell from my extensive experience that using a mentor/coach who is vetted and is in the space will lead to a person's success much quicker.
