so a triplex/duplex only requires the same review as a Single Family home.So, I'm just building an excel spreadsheet with best/worst case budget #'s for each step in the process,  get an approved set of plans and then I'm going to shop it to 3-4 builders I already like in my area.   

Irony of ironies that folks using hard money loans are paying for their own possible foreclosure, but this is also the reason that frequent repeat customers of a hard money lender typically pay less in points as the relationship progresses.

The relationship is pretty consistent - increase rates by 1%, see a ~2% drop in CoC.
