When buying a vacant property it is best to assume you will be paying 1-2 months of the mortgage if a rehab is involved (potentially longer depending on the scope of work).Having the 4 bedroom delead (lead paint abatement) earlier would've made renting out the property easier as MA has very strict lead paint laws and 90% of applicants were families with children under 6People do not take care of their properties Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I can not at that point be homeless trying to work my way back like I could as a single individual because of the personal responsibility I have in that partnership.As a married man with kids, the personal responsibilities become bigger so that further dampens your personal risk level.Having said all that, I started investing as a young married man with children so I personally was only willing to risk that which would not leave my wife and kids homeless all my investments went down.

Think about your grandparents and the houses that generation used to live in with it not being unusual for 5+ children plus parents to live in a 3 bedroom house that would be small by todays standards but was normal then.
