If so, have them sign a property management contract for you (if that is legal for you in your state - in some states you have to be a broker in order to manage property for a third party).

If this is the case, I assume there is a mortgage and one rule with banks about accepting a short sell price is that both parties do not know each other.As for the financing,  you need a bank or broker for an investment loan or if there is 40K in damages, was it a fire or closed to condemn and requiring a rehab?

In my opinion South Florida is a solid market for fix and flipping...There's a lot of competition out there for deals, so the tough part is finding good deals where the numbers work, but that's not an insurmountable obstacle.

And, since the earnest money will be held by a party determined by the contract, you could theoretically write a check, send it to your friendly closing attorney as per the contract, and let it sit there uncashed until you close.

And be prepared to discover that employment verification has been outsourced by some employers to some third party operation such as The Work Number - and that these third party operations charge a fee (roughly $20) to verify employment; so do you pick up the cost for that, or are you planning to pass that along to the applicant?
