I have watched several vids about how to find buyers but i cant find any on how to talk to buyers ...i still feel uncomfortable calling the kings of realestate as it were with out know what i say.

Experience is king in this business.Out of tens of thousands of offers and hundreds and hundreds of deals, I can only think of 2 houses that a private seller's "asking" price was below my desired offer price.

Some items of note.You still need cash, A large earnest deposit in escrow to be specific, money talks, cash is king, ect...They own the house until you close, So any renovations done before closing are lost if you back out.

100k in LA, will be just.... a down payment for a primary, that is, if you qualify for a loan. 100k for out of state, you'll be like a king, when you talk, everyone listens. i don't know finance but to my business, 100k can be of different forms, a credit card, cash in bank, stocks, equity, accessible loans from anyone.
