I too am out of the rat race and maybe I did it the wrong way but it worked out for me.

I began retiring at about 48 and really retired at 52, pretty much got out of the rat race (because I could afford to thanks to real estate)!

Also, remember the tortoise and the hare, just because you got off to a fast start doesn’t mean you will win the race.

Hot Springs doesn't really have a whole lot going for it except for the Oaklawn horse racing / casino resort expansion.

It is decorated with all things cowboy and horses.

just remember ... numbers don't lie  and like Greg said "for the right price" but if its that high in meth, then you want to buy it so low in price that you can do a "total" rehab on property... got to be worth its weight in gold just remember investing is a turtle race.. take your time and buy right and buy smart

I know getting out of the rat race is a major accomplishment but I would have waited until your rental income doubled or at least matched your monthly earnings.
