If you have a lender you can trust they'll give you their honest feedback about when they think there's no profit in a deal which can save you a lot of time and effort (not to mention money).

If you have to break the lease later on the fees/cost should be minimal as in Seattle the landlord/owner needs to make a good faith effort to re rent the space and as you know the market is crazy so that should be a problem.

In an effort to shorten our commute from 80 miles one way to around 20 miles, we plan to sell our Chalet-style home with 20 acres in Bentonville, VA and purchase a Ranch-style home around the Buckhall area of Manassas, VA, that has 1-5 acres.
