Without a brokerage to sponsor you can not even view listings for realtors but alone selling or buying properties. 80% drop out of real estate business 1st year because they have low production or no production.

Yeah I am slightly confused why a guy that has reportedly done so much doesn't have a lender he uses or already have an idea of the kind of  product he can get against land.

:Would a 3 brm condo in silverlake (rent for $3200/mo) that I can sell in a year to fully re-invest $540k OR buy and hold in a 2/1ba duplex (rent for 4k/mo but 100k more in asking) in hyde park, a slow but up-coming area but will hopefully appreciate soon-ish. 

I just sold one nearby and have a listing for another investor close by and traffic has suddenly slowed due to increased competition.

The US Economy is still booming with no sign of stopping yet. some A type buildings are slowing down because of over supply issues in some markets.

@Justin Worsham focus on creating a quality product so do all you can do to make the home beautiful and functional with the permits you need. 

We have a wholesaling product with 100% financing so you can do a double close and not need to do an assignment of contract. 

But, long and short is that you would not need proof of income or a W2 for short term rehab, wholesale, and bridge loans and for some permanent financing products.
