I would assume with that alone that both are pending foreclosure.  

Cozy customer service will say that you can always 'end their lease' if you see a partial payment taking place... but even now once a payment is pending even if you 'end lease' it DOES NOT stop that payment.

Perhaps an attorney can clarify or revise my memory.Another thing I remember my attorney saying is if she does make a deposit into the account, you can "partition" it in the account (i.e. not spend it) and send her a written notice reiterating as per your lease agreement, you cannot accept partial payments, and her most recent deposit is being held in the account in which it was deposited, pending the outcome of the litigation" or something similar.I, too, use a common bank account for tenants of the same building, so that's what he told me to do when I had a similar situation a few years ago.Of course, YMMV and this may not wash in your jurisdiction.  

That's the purpose of probate.You could put it under contract pending the court issuing the license to sell, but you would be guessing at the outcome of probate.  

This month I see a  pending withdrawal instead of rent deposit in my wells fargo account.

Thanks for the input dcg123, I really appreciate the helpI have talked with our lender and he says that he can get us 100% financing with 0 money down, pending any ridiculous debt or horrible credit, which we both have neither.
