I have not set up any entity to this point and am wondering whether I should first consult accounting or legal advice regarding the optimal structure to use?

I can barely stand to be on the newest posts page because any time I move my cursor all kinds of unwanted things occur to include multiple pop-ups of people's mini-profiles, a menu bar at the top which basically blocks the whole page, jump to last post pop-ups, the box for each thread, I could go on, but the thing I dislike the most about the redesign is it (the newest post page) doesn't identify who started a thread.  

Landlords buy more but don't optimize what they own.

I am a new investor and am working to determine the optimal strategy for replacing my existing income with passive income. 

We could potentially have it until the optimal time to sell it, whenever the market is high. 

The optimization on a spreadsheet is rarely reality.  

A seller optimally would like to deal with a local investor or out of state versus out of the country all things equal.

Also any suggestion on how to optimize my credit to be on the trail to perfect credit?

If the market is hot, than you may not want to buy a property that has lots of optimism built into the price.If there is a shortage of home, than team up/ invest with a developer and build some more.
