Minna thats a major problem currently with the motivated sellers I run into.

Granted the search facility does not make it easy to sort things by location.You could post a thread in one of the forums requesting all the folks who invest in Canada speak up.

Should I just say call me whenever you find a very motivated seller, or should I give the agents specific criteria like a certain % under market value?

Build rapport... find out if they are really motivated.

In my area (Baltimore) I see a ton of homes purchased, fixed up, and put on the market for fair value.However, these homes are on the market for 4+ months, and the selleris "Motivated", "must sell", "any reasonable offer".I can see by the tax records that these homes were purchased late last year and '07.

Let me just state that many investors I know just sort of take a break from December thru February.

I just came across this 4 plex for 209 000$ with 22 800$ in gross yearly rents, it also said seller was motivated so im sure it could be talked down to 185 000 or so, thats over 12% annual return!
