I don't like betting on appreciation for my return structure to work out well so I focus on buying cheap property that anyone can afford as a rental and using something close to the "45% rule" for my modeling.

I think you need to reevaluate your strategy and have a backup plan in case your buyer backs out or their financing doesn't work out.

In addition, getting the HOA to address and pay for HOA-related issues that directly affect your unit (bad foundation, chronically leaking roof, crumbling wingwall) is a time-intensive, often fruitless process.The problem at the middle/upper-middle income complexes is that you still have people on the board who have no business directing a management company and each member fights to get what they want and not necessarily what is best for the complex.

I may do many things to accomplish that, work with you, work with other investors that I work with, find a buyer more suitable for the project, Or I may or may not buy the property for myself, it all depends upon how the numbers work out, If it looks like I can do something for you and make a profit great, but If it looks like I may lose money then of course I would have to reject the project for me because I can't lose money and stay in business, but at the least I can give you any suggestions that I may think of that might help you to do what it is that you want to do, that's fair isn't it?"

Installing a new bathtub is VERY labor intensive (I did it in another property and wished I had reglazed instead), so the cost of installation (or trying to round up a circus of people to DIY) of a new bathtub makes reglazing something to seriously consider.

because they did not hire a trained eye to see the items that they wouldn't. my guess is that they figure that they have done so many flips that they are trained enough to catch it all. well, how well does that work out for them???

I won't even go to places to eat once I find my tenant works there out of fear...not that they did anything, but they will "gift" you something they don't own and then also expect the favor back in rents.....it just doesn't work out.
