What are a few differences between using a Realtor/MLS to find a buy-and-hold vs. tracking down someone who meets your criteria and qualifying them, negotiating with them, etc. (off-MLS purchase)? I would imagine that a lot of you stout investors might find the lack of Realtors and such to be an advantage... So maybe I should phrase it more like "Is it viable to use a Realtor and MLS to buy and hold something?

Jason Merchey Perhaps in lieu of wondering how you can find people with deals, it makes sense to think of how deals can find you? Why is it that when a realtor has a deal they should come to you? Why is it that others should come to you?

It takes a bit longer to do things this way, but it is a more solid foundation to build on in my opinion – the good deals will keep coming, and all you’ll have to do is pick up the phone. Just a thought…

This is the difference between carrying buckets of water verses building a pipe-line. The latter will take longer at first, but streamline you success in the future.
