If a wholesaler brings me a deal that I can make work that I wouldn't have gotten on my own, he deserves to be paid.I'm better off getting my own deals (cutting out the middle man improves profits) but if my marketing isn't keeping me as busy as I want to be and a wholesaler can help remedy that, they've earned their money.It's as simple as that.

I am not a wholesaler (nor am I a wholesale hater) but I have listened to a lot of different podcasts and heard so called wholesale experts preaching about loading the contract up with out clauses, disguise or gloss over the whole fact that they are not the true end buyer, use dummy proof of funds if requested, put up small earnest money deposits then add clauses that make earnest money the sole remedy in the event of default, go back to the seller to re-negotiate the price if they get squeezed by the end buyer, and on and on and on (I do not put all wholesalers in this category).

It probably says that ANY transfer without the lender's consent is a violation of the contract and the lender's remedy is to call the loan due in full.It is a clause in a contract that you agreed to when you took the loan.

This can happen any time before the loan is paid off.The mortgage holder's only remedy is to foreclose for non payment if the debt was not reaffirmed.
