My wife found the listing as I was weeding through 130-ish COSTAR leads, that yielded 5 leased worthy of underwriting.

Once we were aware of this and the owner refused to properly remedy the issue we had to cut the property, we actually cut the client and his 6 other listings.

At that point, it is simply determining how many properties you need to walk each week, making offers (you do not need to offer list price, you offer what makes sense) and eventually you will find a deal.
