I believe that in general Texas homeowners usually pay a higher rate than some other states simply due to the exposure that Texas has because of its geographical size.

I would review her mortgage docs to try to find mistakes in the docs, like a misquoted APR, a mistake in the legal description, an escrow over charge in payments, an  illegal interest.

Generally speaking, my thought has been to keep my investment properties within the same geographical boundaries simply because of easier logistics if I need/want to see the properties.
