The numbers are what they are but you have to factor them into what you want to get in returns. 

Anyways for marketing, some good ways to go about it is to place ads on Craigslist, create landing pages to drive traffic to your website, market on social media, and put up signs in your target areas.

Talk about awesome energy and drive from Rock!! 

For the properties we own in western New York, we try to keep them within a 30-minute drive. 

I'm planning on driving around and researching neighborhoods various neighborhoods and am having trouble with where to begin.

I constantly consume Bigger Pockets podcasts while driving between customers which can redeem several hours a day otherwise lost.

(And also to buy motorcycles and a fun car, eventually)I'm currently addicted to the BP podcasts and listen to them while I drive to customer visits around the state.

The key is consistency in marketing regardless of the strategy.From the investors I work with auctions have been working, consistent direct mail campaigns, and driving for dollars.  

I fell in love with the fact that I could be a huge asset to my community by creating more affordable housing opportunities and that is what drives me to continue on with this career path.

If you can find a market thats affordable but within driving distance so you can at least keep an eye on the property I would suggest that before going to another market.
