If they're coming from the same entity that would benefit from doing the deal whether it goes well or badly, then your interests are not aligned, and risks are not spread.Always look for a conflict of interest, because where it could exist, it will exist.  

I'm conflicted whether to sell for quick gain or rent out for long term and cash flow then sell down the road.

You can undercut your employees, your team, sacrifice the culture in order to drive more profit but ultimately you will pay through employee turnovers, slow productivity and conflict management which costs MORE money to fix.Friends, remember this… It ALWAYS costs more to react to problems than to prevent problems early on.

I hear conflicting stories from different investors every day and although I respect the enthusiasm of my potential clients, I am always brought back to the reality that is Charm City.

Just like most of this group I was on fire, thought I knew more than I did, looked for the easy way, had my eye on the dollar, certainly over confident, and often ignored what conflicted with my thoughts or desires.

Keep in mind you attorney and accountant may give conflicting advice.

Lots of conflicting information on this thread compared to what we have been told by PenFed over the last few months.Recently their customer service has fallen off. 

I have recently added AirBnB but don't have instant booking so there isn't a conflict between the two systems.
