It seems to me there was/is a basic idea underlying the creation of the rules, that there should still be an opportunity to redeem in the event that the lien/deed holder chooses not to perform quickly.

I too was self employed, but if you have good bookkeeping it shouldn't be an issue at your 2 year mark.

Well, I do have an idea what to do but I'm just sick with the newbie nervousness.I specifically have one guy who appears to be an investor who has bought properties far below the market value and thinks he is going to sale it to me at market value.

So many other forums I've read (professional or hobby interest) are full of flame wars-- like there's an army of trolls waiting to devour the most recent half-baked idea.But on BP even when people post "I'm 21, no job, skills or money, and I want to be an overnight millionaire" the community gives them the benefit of the doubt, and encourages them to get then training & networking to accomplish that.

I pretended (in my own mind) to be an American Picker, until I actually felt like, thought like and acted like one.- Be a problem solver, be the fixer.
