We've really loved being close to everything: (covid aside) downtown with all the breweries and restaurants, just a few minutes away from hiking trails and a "secret" waterfall, 30 minutes to Seattle via fast ferry etc. 

Local comps alone show they are asking turn key price for a major renovation house.If something big is coming its a pretty big secret. 

As expected, there was a lot of cajoling and upsell to buy into his program to learn the secrets to success.

Hopefully this thread will help someone to second guess handing anyone their money who promises to have the secret sauce.Me personally, if I’m doing that work to find an off market seller I would be looking to purchase the property myself and at least wholetail it, if not flipping it or holding it.

So much in the investing space requires time, and there are no secret sources of deals.
