Sourcing Deals in the Chicagoland Area

Hey everyone I'm new to bigger pockets but not necessarily new to real estate investing. I'm a practicing real estate lawyer and have rehabbed a few properties in the past. I have about $75k cash to invest and good credit to get temporary and/or permanent financing on deals as necessary. I'm having the toughest time sourcing deals in the Chicagoland area. I've put in about 15 cash offers, most of which have been over asking, and haven't had any success. Does anyone have suggestions on where to source decent BRRRR or flip deals from? I'm open to both SFR and Multi-family, with multi-family being the preferred long term goal

I've got 2 realtors doing MLS searches for SFR, another realtor focusing on multi-family and off-market deals, and I try to keep my ear to the ground about off-market SFR. Here in Chicago, it seems as though everyone and their mother have listened to every YouTube video and podcast talking about real estate and are all using the same methods to "get rich in real estate". As such, the market is CRAZY saturated right now.

Accordingly, does anyone have any a) suggestions about other ways to source deals (outside of direct mailing) or b) have any knowledge of decent deals in the Chicagoland area?
