Currently, I'm in the process of remodeling my mothers house in Bloomington, ca. so we can rent it out.

Everything is negotiable and is usually dependent upon the relationship you have built or not.  10% - 12% is pretty common and usually requires points and typically will want you to come to the table with 20% of the deal.My mother-in-law loaned me money at 0% interest, with no time frame and no paperwork, because she knows me, knows that the deal was good and trusts me with her money.  

Brandon recommended trying to find a Single Family with a garage apartment or mother-in-law suite, so the secondary (or primary) space can be rented out.

The house was purchased in 2000 by Father/Mother/Daughter's in cash.

I am soon finishing and will hopefully land a professional career, my wife and I will soon be nurse practitioners.

We have been travel nurses the past few years and are looking to start investing in some properties.  

In this case the applicant has a boyfriend with aparrently a good job and her mother with a job at a great employer.

In the lounge at work, the nurses always have on those reality house-flip shows, and honestly they just annoy me...
