They put lipstick on a pig (spent a few grand if that on cheap flooring and a coat of paint), placed an above-market tenant in each unit, and then turned around and sold it via online auction where they can hide behind a contract that gives the purchaser virtually no protection and no recourse.

@Jay HinrichsIf they go dark, its eviction time...but good tenants falling behind I work with them...better than a turnover/vacancy to me... turn over KILLS landlords but it does depend on the area and the type of rental.. sometimes in super hot rental markets little bit of cleaning and you have tenants lined up to move in 3 days after the last ones left   ( like Portlandia)  other types of rentals you have to paint virtually everytime you turn.. and other assorted damages.. wear and tear house is now vacant 30 days sometimes more.. turnover is 1 to 2k  especially if you are not there doing it yourself..
