Your description of Frayser is very thorough and spot on from what we've experienced as far as logistics and economic demographics go.For the record, I wasn't trying to use the Ellen video to say that Frayser is a great place for everyone to invest.  

My hometown is in the suburbs of Dallas, but I don't know the geographic area or market that well.

I believe that in general Texas homeowners usually pay a higher rate than some other states simply due to the exposure that Texas has because of its geographical size.
