If occupied, establish a professional relationship with the owner (caution--if listed with another office or agent, be careful not to set on any toes).

Kept tract of all my records/ receipts/ costs and created excel spreadsheets to hold info and then mail merge to word. - Handwrote letters at first and quickly learned that I'm going to print instead.

Even with my systems in place and contractors that I have a (semi-new yet good) relationships with, flipping or rehabbing a project that size is a full time job that comes with plenty of headaches.
