If your list is compiled from the most current information, and narrowed down using the exact right demographics - you WILL get good results - no question.

Drill down to specific zip codes avoiding both war zones and "McMansion" areas....unless that's your niche...most deals are going to happen in bread and butter areasAbsentee Owned 40% equity or greater 0-50% All Combined LTV (a good combo with the equity filter; can help eliminate things like HELOCS and second mortgages, other things that will eat up equity)Find median home price for your area (I do it per each Zip then average) and set maximum market value, or assessed value no more than 50k higher5 + years of ownershipSingle Family (Property types>Detailed Property Types>Residential>SFR......I do it this way because ListSource occasionally has trouble differentiating Condos from detached homes) No Corporate owned Include Trust owned - Trusts buy and sell as much as any one elseIf you need more names, save this search with a unique name first, then go to the options tab and select Owner Occupied, then the demographics tab and select Age 65+, Change Length of Residence to 10 years+This will give you high equity owner occupants ready to downsize.Once you have the list, you'll have to bring it somewhere else to get phone numbers, but I really urge you to think that through first....I know there's big buzz about cold calling right now, but the buzz does not line up with my experience.

There are alternative compilers to ListSource additional demographics that can be added.Always be sure to ask if you will be getting the NCOA certificate with your list.

I also like the American Demographics magazine - it features general trends, such as how homeowners now tend to be older or how Millenials prefer to rent longer, like walkable apartments, and get married later.

I agree VT is hit and miss so I need to dig a little deeper on demographics and take a ride up this week.

Sitting in cash is not all that bad with the coming Demographic Cliff and over-stimulated economy.  

The fancier mid-rises appeal to a certain market demographic (yuppies), and there are plenty of other renters who fall outside that demographic.

I already have a list of two dozen candidates (SFH/multi/land) and have been trying to find an agent who has access to REO or otherwise unlisted to expand the list.Definitely aware of the debt reorg in progress and the overall government strain & demographics, but PR is also one of the few places where I'm finding both great value, a great population, and a gemstone of a location.

That is the target time for that demographic.
