I pay for utilities, wifi, and professional cleaning of the common areas once a month.In addition, I have another property I have listed on PadSplit.

With a 5% ROI - that would be a $2,000+ return per year - with ZERO risk, zero headaches, zero repairs, and zero tenant issues, etc.  7% appreciation on a property will obviously outstrip that - if you get it, and if repairs don't set  you back too much.  

I am hoping someone on here has gone down this road already and can provide a referral or some tips.ThanksBrian  This is a huge issue and if you are in the  mountains - you may not get covered.

I have never run into this issue though?

This breaks down to a couple of basic issues with buying property remotely.1.

My only issue with it is that it requires a larger “organization” and management and administration of that organization.

I've encountered the same issue with being "banned" from Face Book Market Place this morning.I posted a house for rent on Friday and received 30+ inquiries over the weekend. 

This is becoming more common but it's likely you could get full replacement cost elsewhere depending on the age. 

Home Depot's offerings seem tempting since I can view the price online, which has been an issue with hot tub specific stores in the Smokies.Context:  I'm looking to add a 4-5 person hot tub to my STR near Pigeon Forge.
