.$3000 in kitchen work, and an afternoon of your elbow grease that would otherwise have been spent doing non-income-generating activities, to turn a neglected kitchen into an amazing gorgeous kitchen, to bump rent by $50/month? 

Assuming you have the flexibility, I like to call in afternoons/evenings during the week and pretty much anytime after 10:00 on Saturdays.  

To be honest, I won't have the ability to get out to my targeted area every Friday evening to place out signs and pick them up every Sunday afternoon - It's just unrealistic given my circumstances.

Call again later in the afternoon and make sure its the same person. people will do anything to get a place to live.

After screening through e-mail I had 6 showing the next day and had a signed lease, paid on wednesday afternoon and moved in friday to a great well qualified tenant.

We closed on a house on a Friday afternoon, had the dumpster delivered and gutted it over the weekend so our contractors could come and do their bids and we would know the scope, costs etc to obtain the permits before starting any rehab work.The red tag went up midday on Monday, triggered by the dumpster.
