However, they do have those little pens that you can use to "color in" those scratches.  

They have wide plank vinyl (especially the darker solid colors) that look like wood.

Create that specific avatar. age, height, eye color, hobbies, work, children, married, goals, fears... once you know this, you can then network where they hangout and build relationships with these people so when you have a great opportunity you can present it to them and let them decide if they trust you and like you enough to give you their money...i buy multyfamily around the country using OPM. i raise capital for everything. the down payment, the inspection reports, lender fees and equity.. i dont use my own money. that's the beauty of real estate.. start asking yourself, what funds do i need and who can help me get it..?

While I love the the regular brick color and think its much prettier than white but I don't mind changing it - I am here for whatever makes more money $$$!

@Jacob Beg We removed a gas insert type fireplace and put in an electric fireplace, one of those long rectangular ones that have glass looking embers that change colors via remote control.

@Steven Jones I do t have advice you are looking for, but if you are doing Standard Fannie/Freddie financing another lender can use the appraisals with documentation it was ordered in compliance with AIR (appraisal independence requirements) proof paid for, color copy or appraisal and the Appraisal in a cal format.
