While I do recommend a lender right off the bat, Im usually not making a ton of introductions unless Im working with someone, as the power of my services is largely in that network, and mentioning me as a referral will often give someone different pricing than they would get on their own.

Buying single family, I can really only get up to 200k here in Philly, but if I get a multifamily (2-4 units), like @Brenden Mitchum suggested, my buying power goes up to 408k (where the FHA loan maxes out for me, they can't loan any higher, not sure if that is the case for everyone).

I'm open to working with a newbie as well, either way my preference is to meet, discuss my business strategy and see if we would work together successfully.I'm comfortable managing every aspect of repositioning an asset, I'm now looking to do it for my own financial freedom instead of working a salary position and going it for someone else.
