Please help! Title issue during search

Hi BP family. I really need your help. So I have a property under contract and turns out the title company sent me and the seller a note today saying that they could not find evidence in how the seller’s father was given a will or title for this property. So pretty much there is a break on the chain of the title. Now here is the interesting part, the seller’s father has Alzheimer and does not even recognize his son anymore. My question is, who will be the right person to help me here? A real estate attorney? And what is the process like? I will truly appreciate your guidance
