Some have trillions of deposits annually.If you want more personal service a smaller bank that thrives on the relationship might be more willing to help.Big banks I have just never had the best luck with.

If you don't get a good sense that you can form a trusting relationship with them, then likely not the team you want to get into business with.This has been said many times in these forums before, it doesn't matter how good a property looks on paper, it's the PM that can make or break the investment.

The broker also never informed me of this owner tenant relationship either either, I discovered it on my own.I understand that an LLC is a separate legal entity but in this case the money is going to the same place.

Here is the value I see in having a relationship with one locksmith....-  They know your properties overtime-  They will jump for you when needed if you treat them fair and build a relationship-  When they re key a property I haven't had a chance to visit I will ask him to take pictures and give me feedback on what needs to be done.

And make some friends with an agent or two who work a lot with investors and they can help you learn the local market and find you deals-- start building those relationships for when you're ready to start investing.

The cost of other (non-new construction) houses in the neighborhood have no relationship to the cost you'll incur to build a new house.Your costs will be based on a lot of factors:- Location- Level/type of finishes- Style of house- Size of house- Whether you GC it yourself or hire a builder- The types of contractors you use- Your negotiating ability- How strategic you are with your designs to keep costs downI've built houses for $60/sf, and I've built similar houses in other locations with different contractors for $90/sf.
