Ask him if he had found any major problems that he took pictures of, if there are only minor things, cracked glass, cracked tile nail holes etc. don't even bother, if something major then it be be good to have to document and use for negotiation.

@Dan LieffortUpgrading to an HVAC/ Central Air isn't a necessity, but renters want them.Window units are extremely inefficient and cost a ton to run the majority of the time.In my multis I get more money per unit 100% of the time.As far as cost goes I would just get a couple of GC's/ AC guys and go with who you trust to do the work, has competitive pricing, etc. and keep your tenets happy.I can refer you to people if you need.

As of late I have become a bit jaded with the business, specifically dealing with architects and clients, which is a major source of inefficiency. e.g when a simple design decision takes over a week to make it tends to slow things down a bit:) I do love building and it is a satisfying creative outlet for me.
