Bob is right that you can get better cash flow on the east side, but I still see deals pop up over there from time to time and I don't see any rapid depreciation in those neighborhoods coming any time soon and I think if your strategy is to buy and hold in nicer areas with less risk, it's a very good area to target.

I think in this market the buy and hold or BRRR are the best because of the historical above average appreciation growth and the tech and manufacturing jobs moving to the area.

I imagine there are still a large number of “mom and pop” hosts who had no idea there were taxes or a permit needed who’ll be weeded out, but they prop weren’t our competition anyway  ;-) Good luck!
