Nope I was right the first time hahaI second guessed my self The QJV IRS instructions list C/F The Sch E instructions talk about it though If the husband and wife owned it in their personal names they could elect QJV.

And this is why Bigger Pockets is such a great site - you get to learn about a lot of things here - even the "hidden" things.Now, it is also possible that maybe they also didn't know the rules very well...or got them confused so here's the ACTUAL rules to Fannie/Freddie and how they use rental income to help you qualify:To use rental income on a subject property (meaning, the property you are getting the loan on) then an executed 12 month lease is all that is needed.

Solid question @Charlie Moore.Utility Company:  It's their responsibility to turn on / switch utilities to their nameImportant Dates:  Typically this is only trash/recycleTurn-Offs: Primarily the main water value, in the event of a broken line every second can lead to more damage.Move-Out Instructions:  I also hand them the complete move-out cleaning list so there's never any confusion.Air Filters:  I typically buy them the first 3-4 filters and explain the importance of switching them out.

If Pro membership also came with local MLS access I'm sure that many more people would jump at the opportunity since it would allow them to pull their own comps and also easily scout for potential hidden gems to purchase.
