Besides the lease, what else will you hand your tenant before or on the move in day?

- Lead exposure warnings? 

- Other detailed sheets?

Solid question @Charlie Moore.

  • Utility Company:  It's their responsibility to turn on / switch utilities to their name
  • Important Dates:  Typically this is only trash/recycle
  • Turn-Offs: Primarily the main water value, in the event of a broken line every second can lead to more damage.
  • Move-Out Instructions:  I also hand them the complete move-out cleaning list so there's never any confusion.
  • Air Filters:  I typically buy them the first 3-4 filters and explain the importance of switching them out.

I have given my tenants CC&R's and HOA agreements before too. That way they know the community rules and cannot play dumb. Luckily we have had great tenants but sometimes we get yard issues.

Besides for the standard lease we use here are some other documents the tenants get upon moving in:

- A parking diagram if the building has shared parking

- Instructions on how they can pay their rent and where to deliver if they pay by mail

- Prefered methods for them to report maintenance issues

- lead based paint disclosure is included in the lease docs as required by law for homes built pre-1978
