The bugs can travel in walls between units.If you catch the bedbugs when they are only in one unit, you can demand that the tenant be responsible, but that person could skip out on you, and ultimately as the landlord you're left holding the bag for remediation, otherwise how are you going to get the unit rented out again?

So say they get 7,000 now and you get 23,000 and then they get another 8,000 over the term of the lease.This makes the broker/agent "in the deal" with you and will want to screen the tenant as well to make sure they are performing versus they get all the commission upfront and if your owner finance deal goes south you are left holding the bag 100%.To be clear are you just signing a 3 year lease with a tenant with escalation built in for year 2 and 3 or are you owner financing your business and the property??
