@Bryan Tench so typically an ADU is a fully contained unit (bed bath kitchen etc) so a 2nd kitchen in the property would be acceptable.

They said they would love to work with me in the future given I further educate myself Anyway, I'm 7 months pregnant and had a certain number in mind for how much I would make wholesaling by the time he is born, only now, my water has broken at 27 weeks and I'm hospital bed ridden till he's born, for sure earlier than his due date :(I've been playing around with list source and am building up marketing materials, is wholesaling at all possible from a hospital bed?

It is "2" bed and 1 bath, although the second bedroom is a bit of a joke - it's actually a really big closet.

Most today over buy and over spend for personal homes. 30 years ago a family of four was very happy in a 3 bed 1200sq ft. home.

I found a single family home with 4 beds and 2.5 baths that would need a little bit of updating.

I know the path to pay and I probably would since I am scared to death the first lien may foreclose and I get wiped out (doubtful but who knows down the line).  

Two bed one bath preside duplex, and both sides are being rented out for 375 each with tenants pay utilities.
