I just listened to Brandon Turner's book on rental property investing and have listened to couple podcasts.

I currently reside in SE Portland in a 1500 SQ 5 bedroom, 2 bath house (tiny house for six people, a married couple lives here as well).

All three are scheduled to finish within the next couple of weeks (hopefully).

Since I'm brand new to this, I will need a lot of hand holding as I sort through this process and I'm sure I might seem a little "flaky" as I figure things out, particularly in deciding what is the right deal and how the numbers work.

Market to investors, cash buyers for the last 5 years, consult a couple of realtors, maybe you can find some folks in your area on BP! 

Basically, I have a couple of different options.

The first couple of flips will be training grounds for us and will not be part of the show.

Rinse and repeat every couple years and you'll have a nice portfolio in a short time.As they say for Tempe: it's landlocked, and they aren't making anymore land.

I plan on moving to CDA in a couple of months.

Mortgage is about 700 so if I rent it out for let's say 1,100 I still save couple of hundreds after I pay the monthly mortgage and then once I have paid off the mortgage, I sell it.
