Well - let's hope this isn't too complicated.I just acquired a large parcel in Sacramento, CA that is adjacent to several houses in a subdivision.

.  :-|  Well the one thing that sounds sort of exciting about CC is that they're working on that airport down there. 

A nice area adjacent to Inglewood  is the 90047 zip code in LA.  

I suppose one could raise the standards; "3x rent in bank or other liquid assets,  100% positive references from all landlords from previous 10 years, 100% positive references from all adjacent current neighbors, 0 noise complaints filed against any occupants of current residence", etc

I was recently at the Dallas Airport, there was a 80 pound dog at the boarding gate.

And only on their end.They would come to me and complain that so and so parks all crooked, or so and so has loud sex that wakes them up and I need to make them stop it, or they wanted permission to have a washer/dryer even if they weren't allowed because of the old plumbing system, or they wanted to let their relatives park in our parking lot and take the shuttle to the airport and leave their car in our lot while they went on vacation.It's just guaranteed that they will expect and ask for favors, that they would never expect or ask for - if the relationship was never ever perceived as a "friend" relationship.  

Even though the costs are still less than on the coast, the price to rent ratios still make them a non starter.Instead, I look for the niche C/D neighborhoods that are in the process of transitioning into B neighborhoods, and are adjacent to A/B neighborhoods.

Great area where the homes sold to are usually bought by couples with kids, however, this property is a buy and hold as we got it a good price and it rents fast. 48" shower would allow us to expand the closet in the adjacent bedroom and I think give it a nicer look as we are doing the large subway style tiles. 

Because of this, we've added the following clause to the landscaping section of our property rules:"Tenant may plant the beds adjacent to their dwelling to their liking, but only with those plants that are of appropriate size and type for the beds.

Part of me is being lazy: I'm in the airport headed out of town for a week and didn't want to think about rushing to the property to install it as soon as I get back in town.
