I definitely would recommend jumping into the most simple solution first which is house hacking or doing a live in flip, especially if you are looking at purchasing a house.

I own quite a bit of rental properties so main usage would be evictions but also looking over or drafting agreements if putting a creative solution together to purchase or sale.

@Jacob Chapman you have experience with Yardi so you should know what is important to track: rent charges and payments, security deposits, maintenance requests, tenant/vendor contacts, invoices, etc.There's a whole list of free software solutions available for small Landlords.

Next time do a multi-spray treatment with a much cheaper but licensed guy while you are in the process of eviction.If it's a single family then they are responsible for that cost.
