If you were owner occupying, the Homestyle loans allow a small percentage of the work to be done by the owner on SFRs, but it sounds like you're looking for an investment, so this wouldn't be an option.  

@Patrick Sears Let me first start off by saying the companies you are referring to, where the owners went from a small mom & pop to a large investment company certainly exist.

At minimum the tenant needs to be instructed that they must exercise better hygiene, and I would put this in writing in case you have to sue in small claims for damages.

I do not want to be very hands on with the day to day management.I currently have a small amount of money to invest in this.

Are you trying to stay with small MF?

It is more work but small pieces of pie come easier than the big pieces in my opinion.  

The area I live in is somewhat rural with several small towns.
